End of tenancy reinstatement in Sentosa Cove.
A practical guide for tenants, landlords and agents preparing a home, office or retail unit in Singapore for landlord handover at lease end.
Start with the lease, not the site
Every reinstatement begins with the tenancy agreement. Look for the reinstatement clause, any approved alteration list signed during the tenancy, and the condition report or photos taken at move-in. Together they define what “original condition” means for your unit.
If the paperwork is unclear, raise it with the landlord or agent early. Agreeing scope in writing before works start avoids disputes at handover.
What reinstatement usually covers
Scope depends on what changed during the tenancy. Common items include removing added partitions and built-in carpentry, making good walls and repainting, restoring or repairing flooring, returning lighting, plumbing and M&E points to their original layout, and clearing the unit of debris.
For offices and retail units, the building’s own fit-out and handover rules may add requirements, so check them alongside the lease.
Sentosa Cove considerations
Waterfront condominiums and landed homes in Sentosa Cove are typically finished to a high standard, and landlords expect them returned that way. Premium stone, timber and fittings need careful handling during removal works.
Condominium management usually sets rules on working hours, lift protection, deliveries and renovation permits. Confirm these with the management office before scheduling, so works are not held up.
Plan the timeline backwards from handover
Fix your handover date first, then work back: site assessment, agreed scope, quotation, any management approvals, works, and a final walkthrough. Leave a buffer before the lease ends for touch-ups found during inspection.
How fast can it be done? Turnover can be as tight as 3 days, though most reinstatement works take 1–1.5 weeks, depending on the scope and extent of works. Knowing your handover date early lets the works follow a tight timeline instead of compressing into the final week.
Preparing a clean landlord handover
Walk the unit with the landlord or agent against the original condition report. Have photos of the completed works, receipts for replaced items and any documentation ready. Return keys, access cards and remotes together.
A well-documented handover gives both sides confidence and helps the deposit discussion move smoothly.
